Qualifications:

Education: Bachelor's Degree in Engineering / Construction Management / Architecture; or equivalent experience.

o Consideration will be given to candidates which have achieved an equivalent level of experience inclusive of related/similar project work and education in addition to coursework in pursuit or attainment of a related professional certification for qualification including but not limited to: Registered Architect, Professional Engineer, PMP, LEED AP, NCIDQ, RICS.

Experience:

5 years of construction / design related experience.
Familiarity with Residential, Commercial, and Industrial types of property.
Working knowledge of building systems and components
Experience in condition evaluation including identification of immediate needs, short term needs, and capital reserve items as well as preparing cost estimates for recommendations.
The following experience is preferred:

Experience with conducting Property Condition Assessment (PCA) reports including adhering to ASTM-E2018
Knowledge and experience with the Integrated Physical Needs Assessment (IPNA) standard for New York City and State Low/Moderate Income Multifamily Buildings as recognized by New York State (NYS) Homes and Community Renewal (HCR), New York City (NYC) Department of Housing Preservation Development (HPD), and NYC Housing Development Corporation (HDC), and/or HUD compliant PCAs, including the ability to perform IPNAs.
Experience in engineering design, construction oversight, and building forensics.

Skills:

Ability to read and understand architectural drawings and specifications.
The ability to multi-task, manage several job reports, think critically, and meet deadlines are required skills for this position.
Excellent communication.
Client communication and expectation management.
Time management.
Proficiency in Microsoft Office and Excel.

Other Requirements:

Mastery of the English language - written and spoken
Valid driver's license
Reliable transportation
Ability to work from ladders
Ability to work independently as well as in a team environment
Ability to work on multiple projects and/or tasks simultaneously
Possess strong project management skills, which will include setting up and conducting individual/team site inspections, travel to site, ordering and receipt of questionnaires and intake forms, request due diligence packages, FOIA request, Accessibility, Seismic, and Flood data compilation, organization of all paperwork, report preparation, and report delivery.
Comfortable with semi-remote management by senior colleagues and/or upper management team.


Responsibilities:
The successful candidate will:

Complete detailed reviews of pre-construction due diligence information and prepare written reports for distribution to national clients.
Complete detailed reviews of construction plans, specifications, budgets, schedules, etc. and provide detailed written reports for distribution to lenders and equity stakeholders.
Review and assess construction and architectural agreements, plans, and specifications, hard cost budgets, and construction schedules, etc.
Conduct periodic site visits to monitor construction and recommend the release of construction funds.
Project manage and conduct property condition assessments and integrated physical needs assessments as requested including evaluating conditions, identifying immediate needs, short term needs, and capital reserve items, preparing cost estimates, and completing reserve studies.
Determine physical needs to conduct work including building and roof access and ability to convey needs for physical equipment (ladders or other motorized equipment) the client will need to provide to conduct work.
Frequent communication to clients and upper management regarding project status and overall workflow.
Take lead role in report writing, and in coordinating team efforts for deliverables.
Miscellaneous management responsibilities include coordinating deliverables, overseeing subcontractors, internal reporting, mentoring and supervising junior level employees, pursuing business development opportunities with potential clients and completing special projects as assigned.
Help build up the business in the area by meeting with clients.
Travel throughout Massachusetts and Upstate New York, (Boston to Erie). The field time associated with this position will vary depending on assignments. Reports may be prepared remotely.
