Real Estate Specialist II or III, Closing Team (Sales)

Position Title: Real Estate Specialist II or III* (P2 or P3)

*Level will be determined commensurate with experience.

Role

Responsible for managing due diligence providers, ensuring compliance with company standards, and executing real estate transaction closings for the company in support of Crown Castle National Real Estate Operations.  As a senior member of the closing team, Real Estate Specialist IIIs will more directly support the Real Estate Manager, including, but not limited to, complex risk analysis and problem solving, special project management and execution providing expertise and advice to their team members, providing temporary management support and team training.

Responsibilities

  • Supervise various outside vendor partners, including, but not limited to, attorneys, surveyors, environmental engineers, title search firms, etc. to ensure that transactions close within commercially reasonable timeframes.
  • Review title reports and work to clear title objections. Identify potential risk scenarios and secure Risk Management approval.
  • Negotiate and proof recordable transaction documents, easements, deeds, etc., and work with outside and internal legal counsel.
  • Prepare closing packages. Review and approve consolidated settlement sheet prior to funding to ensure all financial controls have been met.
  • Track and manage progress on all assigned transactions and communicate progress frequently via emails, calls and entering notes and other data in data management systems.
  • Review the quality and completeness of due diligence to ensure it complies with company standards, i.e. zoning analysis, surveys and ESA results.
  • Review transaction/due diligence costs, purchase orders and invoices related to the transactions assigned ensuring that costs are reasonable and conform to pricing agreements.
  • Maintain a high degree of customer service and integrity when dealing with customers, landlords, their attorneys and/or representatives and internal partners.
  • Participate in regular meetings, deployment calls and training..
  • Must be able to multitask and maintain multiple open transactions simultaneously to meet or exceed departmental goals.

Education/Certifications

  • High school diploma or equivalent,
  • Associate's Degree or Bachelor's Degree preferred
  • Title Examination, Abstraction, and/or Closing experience preferred
  • Real estate paralegal or Law degree preferred

Experience/Minimum Requirements

  • Two (2) to five (5) years or more of experience in multi-site commercial closing experience
  • Knowledge of the tower industry preferred

Expectations

  • Ability to read and understand a land survey and legal descriptions
  • Ability to travel and perform overtime work as necessary
  • Proficiency in MS Office (Excel, Word, Outlook, Teams)
  • Ability to learn alternative software systems when necessary
  • Ability to create support materials (i.e., spreadsheets, etc.)
  • Ability to work independently
  • Capable of multi-tasking, working under pressure and meeting deadlines
  • Excellent written and oral communication skills, particularly phone
  • Strong problem solving and analytical skills
  • Ability to think creatively and deliver novel solutions
  • Strong customer service skills for both internal and external customers

Working Conditions: This role falls into our hybrid work model working in the office Tuesdays, Wednesdays, and Thursdays.  On Mondays and Fridays, teammates on the hybrid schedule will have the option to work from the office or home.  There is an expectation of collaboration with teammates and stakeholders for moments that matter that could require travel.

Compensation

The pay range offered for this position is $31.01 - $50.63 per hour. A candidate's offer is determined by various factors including but not limited to, depth of experience, role-related knowledge and skills, relevant education or training, internal alignment, and work location. Depending on the position offered, the compensation package may also include incentive compensation opportunities in the form of a discretionary annual cash bonus or commissions, and equity incentives.
