Manager, Construction Procurement Role:

As a member of the company's Corporate Development team, the Construction Procurement Manager manages all aspects of Owner Furnished Contractor Installed Equipment and corresponding supply chains pertinent to active construction projects. The incumbent manages the procurement and delivery process from start to finish. Daily tasks include writing requests for proposals ("RFPs"), negotiating deals and contracts with vendors, reviewing and/or managing equipment submittals, tracking deliveries, building and maintaining complex project budgets, and evaluating data center equipment designs.

As a Construction Procurement Manager, you will manage numerous projects simultaneously. Regular teamwork and coordination with external supply chain partners and numerous internal teams such as Construction, Accounting, Operations, and Legal will be required.

Duties:

Equipment Procurement and Management:

  • Autonomously drive equipment submittals from inception to completion.
  • Manage electrical single-line diagrams, mechanical riser diagrams, and product specifications for multiple projects.
  • Competitively bid and procure various types of mechanical and electrical equipment, including but not limited to medium voltage switchgear, transformers, chillers, computer room air handlers, computer room air conditioners, switchgear, power distribution units, uninterruptible power supplies, responsible purchasing policies, generators[AG1] , and other electrical distribution gear.

Vendor and Supplier Management:
  • Serve as the primary liaison between supply chain partners and internal stakeholders, communicating product lead-time and cost changes.
  • Maintain and develop supplier relationships, negotiating the best-landed price with primary and secondary vendors as applicable.
  • Support the negotiation of complex requests for equipment and services from suppliers and subcontractors.

Project Coordination:
  • Analyze project schedules to determine on-site equipment delivery dates and ensure timely deliveries.
  • Schedule and coordinate on-site start-up and commissioning support services from vendors.
  • Collaborate with stakeholders to ensure transparency of specifications and operational requirements.

Budget and Financial Management:
  • Maintain complex project budgets, ensuring all purchases are appropriately costed to a project.
  • Support Finance and Accounting teams with invoicing issues, cash flow forecasts, and budget reconciliations.
  • Manage and support equipment inventory planning efforts and forecasting.

Cross-Functional Collaboration:
  • Work closely with engineering and sales teams to address client requests and design changes.
  • Coordinate the approval and release of necessary equipment according to construction schedules.
  • Drive project-level tasks and milestones assigned by the construction project management team.

Negotiation and Contracts:
  • Draft RFPs and negotiate deals and contracts with vendors to secure the best terms and conditions.
  • Support the negotiation of complex equipment and service requests, ensuring alignment with project goals and budget constraints.

Additional Duties:
  • Handle additional duties as assigned by management.
  • Promote and demonstrate the behaviors consistent with CoreSite's culture and core values.
  • Assist with developing the department's roadmap to be able to scale with the company's growth and expansion.
Knowledge, Skills and Abilities:
  • Flexibility to travel up to 25% of the time, with the potential for increased travel or in-office presence as business needs evolve.
  • Strong quantitative, analytical, and organizational skills, with keen attention to detail and the ability to manage multiple tasks and priorities effectively.
  • Technical aptitude of mechanical and electrical systems.
  • Knowledge of construction management processes.
  • Able to learn quickly and drive autonomously drive projects to closure.
  • Strong business acumen and commercial contract experience.
  • Knowledge of sourcing and procurement techniques.
  • Superb communication skills and the ability to comfortably present technical data to executive-level leaders.
  • Ability to balance technical feasibility with financial viability, blending innovative problem-solving with practical, financially sound decision-making to drive strategic outcomes.
  • Effective at working cross-functionally and collaboratively across departments in a team-oriented environment
  • Strong work ethic with accountability to deadlines and high standards for deliverables.

Education/Experience:
  • Bachelor's degree in Engineering, Construction Management, Supply Chain Management, or a related field.
  • Between 2-5 years of relevant work experience demonstrating expertise in related functions in a similar role.
  • Data center, heavy industrial, or mechanical-, electrical-, and plumbing-intensive construction experience preferred.
